Buy an apartment in wedding

I once described the Sprengelkiez in this article as one of the most promising and interesting neighborhoods if you are looking to buy an apartment in Berlin. The cobbled streets give a village feel to this Kiez, bordered by a canal and which attracts more and more families. Located in the borough of Wedding which still suffers from a bad reputation, the Sprengelkiez is a multikulti district and increasingly bobo. Just walk through Tegeler Str. lined with coffees to prove it. The children's playgrounds are not to be outdone, I counted three in five minutes of walking.

This district is therefore one of the neighbourhoods that I have carefully monitored when I was looking for apartments because, despite its advantages, the prices of the apartments remain those of Wedding, which is relatively lower than in the other districts of Berlin.

Good news, empty apartments around 4000 euros per square meter are currently on sale in this neighborhood! The three apartments are located in a complex of buildings dating from the early 20th century that share a common courtyard. The street is quiet and is situated at the exit of the Anrumer Str metro (U9 line), 1 Ringbahn station and 5 stations of Zoologischer Garten.

The first apartment is on the first floor of the building overlooking the street. It's a 61 square-metre, well-equipped two-piece apartment. Renovations were carried out in 2000. If it is necessary to make some aesthetic alterations to give a new look to the apartment, the double glazed windows are already installed and the boiler room system is in excellent condition. I particularly liked the balcony overlooking the street, the large living room, which is bright and not overlooked, and the typical floor of the "Altbau Berlin".

The second apartment is located in the corner building and measures 57 square meters. Although located on the ground floor, it is relatively clear as it overlooks the large and bright inner courtyard. If the living room and bedroom are spacious, the kitchen is small but well lit by a window overlooking the courtyard. . If you're creative, this apartment is for you because a few renovation works could give it a whole new look and give it a better functionality.

My favourite apartment is the third visited apartment on the third floor of the rear building. Although it is the smallest (35.5 square meters) it has a lot of potential. It is currently a studio but there again works could transform it into small two cosy and bright rooms. Three south-facing windows overlook another inner courtyard. This one is particularly well cared for and the bamboos that are planted give it an exotic look. From the apartment you can only see the green of the trees, the white of the opposite facades (without facing each other because the neighbouring buildings are far away) and the colour of the sky, which varies according to the season and the mood of the weather.

What's in the neighborhood?

My favourite office supplies shop is on the same street, as is the Eschenbräu microbrewery (5 minutes walk). The pleasant Sprengelpark, well equipped for children's games, is a 3 minute walk away. We cross it to reach the canal at 5 minutes. From there you can continue your walk along the waterfront to Plötzensee Lake and the huge Rehberge (20 minutes on foot or 7 minutes by bike).

The Virchow Clinic, which depends on the Charité, is a 2-minute walk away. In addition to the practical aspect, the hospital buildings are distinguished by their architecture of the early 20th century and its pleasant park for a bucolic walk.

Although the Sprengelkiez is quiet, the lively Wedding district is not far away, as the Leopoldplatz and Müllerstrasse shopping street are only a 10-minute walk or metro station away. 3 minutes later you will find the trendy cafés (Café Mirage and Café Mars) in Gerichtstrasse, as well as art galleries located in the old crematorium.

The Sprengelkiez is easy to connect to the Mitte district despite its quiet island-like atmosphere. For example, the Scheunenviertel is 15 minutes by bike, always along the canal!
