Finally we agreed on a warehouse today and we can put the messing around behind us for the next 6 months to a year at least. I have realised that it doesn't have to be perfect, but just needs to work for our needs.I say that as we will hopefully grow out of this one in the next 6 months to a year which is a good problem to have. That would mean we are growing and making loads of money which is the aim for now anyway.This has wasted so much time already and everyday we are not open we are throwing thousands away now.

I must have viewed around 40 warehouses all in a similar area and the conditions that the land lords are now asking is just totally ridiculous. I would expect 2 months deposit and a lease of up to a year as a basic with an admin fee for handling the electricity etc. The fine print and clauses on the other landlords agreements was just wrong and too much in their favor. We agreed twice on the same warehouse a few weeks ago and each time the hidden clauses stopped us from going any further.

One of the sales representatives from my wholesaling client helped me find this one as his fiancees parents own the warehousing complex. The difference is they have offices on the premises and are on hand if there are any issues. The others I haves seen are owned by corporate landlords and you can't get any answers out of them. Too big too care is the message I have had so far trying to deal with them.

I suppose that is what happens in life as companies grow they lose their roots and just don't care. I had this experience when I was a tenant in a shopping centre and they priced us out as one of their bigger retailers wanted our site and there was nothing we could do. We found out afterwards the rent was reduced back to what we had been paying originally before the enormous increase and it was for a friend of a friend deal.

I always believe the wheel turns and what comes around goes around. I am happier dealing with someone who wants my business and doesn't think they are doing me a favor. They have agreed to re paint the offices and I can be in as early as next week.
