I have a small farmhouse we are working on (or should be working on!). Not sure what we are going to do with it yet (rent, sell...?). Originally we bought it because we wanted to do something different but now we're not sure. Property here doesn't really increase in value (drops if anything) so you can't really make money on it like you can in the UK. You'd be lucky to get the same money back that you spent on it.

We have the Little Room in our home which we let occasionally. It can be enormously stressful especially, as you say, when guests (which is what they are, even though they're paying) don't respect the boundaries. We have had that experience. Happily they're far and few between. Actually, I've learned that you can spot the high maintenance ones quite quickly.

Yes, I have an informal policy that if I don't like the "feel" of how someone behaves on the phone or by email then I won't rent them a room. It is very rare, but you have to trust your instinct.
