If I owned 100,000 $, it would be a great start for my future. I would do a lot of things that would be of great move for my financial future and investment. I would invest 50,000 in property By leveraging the 50,000 to buy property in my country, only buy in city centers and rent out letting real estate agents manage the property for a 10% cut.
after 15-20 years Including any need for repairs and rising rent, I should have paid off the lender especially as with borrowing 300,000 I will get great Low rates!
As an estimate, the value of my property empire will be in the region of 1 - 5 million, with an approx. rent of 5% I will be making about $60,000 a year is relatively passive income! This is quite a low effort.
IF I wanted to go even higher I could at any point leverage your property empire and repeat the process for example 5 million collateral and buy 3 million in property worldwide, wait 20 years and now your ridiculously rich by 60!
And I would also try to also invest in gold.

Alternatively, if I wanted to maximize ROI I might be tempted to build apartments instead with the 10 million. I have lots of contacts In the construction industry so success would be quite high here! But it depends if I want the stress. if you've never built property and bet 1 million on it I guarantee you will be stressed out of your mind, As there are always a lot of unknowns in construction!
But I still have my other 1 million, which I would use to buy my own house for 500k, keep 150k for living for two years, and put 300k On indexes, to take out in 30 years,
Which assuming about 10% a year should be 6 million if it all goes tits up!
The last 50k I would day trade with and try to live off what I made!
Either way, if you gave me 3 million I would make more money from it! And stick to what I know.
The point I want to make is, investment is very important.
