[부동산 #31] 우리은행은 집 한 채라도 있으면 수도권 주택의 주담대, 전세대출 중단!!!.jpg


  • 스트레스 DSR 금리는 올해(2024년) 상반기 25% 적용, 올해 하반기(24년 9월) 50% 적용, 2025년 7월 1일(예정)부터는 100% 적용이 됩니다.


그리고
올해(24년) 7월부터 시작할 2단계 스트레스 DSR 규제를 2달 뒤로 미루면서 그 사이 가계 대출이 증가를 했었고,
9월부터 수도권 주택 등을 대상으로 주택담보대출 한도에 대해서 규제가 시작됩니다.


그러면서

우리은행은 9월 9일부터 은행권 최초로 다주택자가 아닌, 한 채의 주택만이라도 보유할 경우 수도권 지역 주택담보대출과 전세자금대출을 내주지 않기로 했습니다.

그리고

우리은행, KB국민은행, 신한은행은 주택담보대출을 최장 만기 30년으로 줄입니다.




만기 30년 기준 2단계 스트레스 DSR을 적용을 하면...

  • 예) 연 소득 5000만 원인 고객이 연 4.5%의 금리로 대출을 받을 경우에는...
    대출 한도가 3억 7000만 원에서 3억 2500만 원으로 줄어든다고 하네요.

  • 예) 연 소득 6000만 원인 고객이 연 4%의 변동 금리로 대출을 받을 경우에는...
    대출 한도가 4억 원에서 3억 6400만 원으로 줄어듭니다.
    반면,
    비수도권은 수도권보다 조금 줄어든... 3억 8300만 원까지 받을 수 있다고 하네요.


아마도 갭투자(전세를 끼고 주택 매입)에 대한 투기 수요를 차단하기 위한 조치로 보입니다.




그리고
부동산 시장이 정부 정책에 따라서 흐름이 바뀌다 보니...
2단계 스트레스 DSR 적용과 은행의 고강수 대책이 수도권의 중심으로 부동산 가격의 상승하는 부분에 대해서 억제가 가능할 수 있을지 지켜봐야 할 듯합니다.
