On purchasing a home for the first time

Our family is currently beginning the process of buying a home for the first time and I'm full of questions.

I am not very picky about details of the home. My main concern is that it has enough space, is clean, and has been well-maintained. There are obviously certain things I'm hoping for though. For instance:

  • A yard that's already fenced in would be very helpful, since we have a dog and 10 thousand small children that will need to use the yard immediately when we move.
  • I would like to live in North Fargo, ND - preferably somewhat close to downtown. I spent a lot of time there growing up and I've always loved that part of Fargo.
  • I could do without carpet.

That's really about it. I'm easy to please. I am pretty confident about spotting major issues but I don't know what I don't know.

If you've purchased a home, what advice would you give a first-time home-buyer?

Have you purchased your home yet? I am currently selling my first. My advice is that you write a list. What you NEED to have and what you would like. That will help during the process. Don’t be house poor or choose a home above your means. Doing this you run the risk of a future foreclosure. I’d actually suggest to choose the lowest price range you would feel comfortable living in and try to stay as close to that as possible. Even if you can afford more. You’ll create a more secure lifestyle and you can DIY or hire out and make improvements on your own. It’s better that way because you can make things your own and exactly the way you want. When you go to sell your home you will be able to make money! Also, it’s easier to sell a more inexpensive home. My home is on the high end for the area and will sit on the market longer due to the smaller number of people looking to purchase at this price point. If I could do it over... even though I love my home. I would have purchased something a little less expensive. If you haven’t purchased your home yet I hope this advice helps😉
