Despite the potential headwinds of forebearance and eviction moratoriums, the Real Estate market continue to demonstrate inflationary pressures as prices continue to increase. In my case, I have seen the average value properties in my area increase over 10% in the last year. At the same time, while waiting the contrary, my own rental agreement was also increased by double digits at renewal as I wanted more time to think things through. You can definitely say that it is becoming more expensive for me.
However, I continue to take a contrarian stance in this as I feel that the markets are being influenced by the massive amounts of liquidity and capital chasing returns. As I have learned throughout my life, the process of corrections are very difficult to foresee but when they do occur, they are swift and are force difficult to control. While the financial system has developed from previous crisis, I still think there is always one or factors that make impacts impossible to contain. I am of the opinion that the extreme use of debt as a tool this past year will be the factor to impact markets in the future.
I have been absolutely wrong so far which I come to expect. However, I rather prepare for the worst and expect the best these days as being caught off guard hurts more. If it continues to be strong, I will pay (once again) for my mistakes but it will be manageable. One thing is for sure, the next year will likely have many surprises in store for investors in many asset classes!
