No pain, NO GAIN,,,,, find someone in the field that aligns with your way of thinking and use them as a gauge. YOU MUST JUST TAKE THE LEAP, but first run the numbers. IT's not that hard, really. I owned 14 rental homes in 2014, sold many the past few years, waiting for this next bubble to bust. Number one best indicator is INSTINCT..... Anyone is welcome to pick my brain.

Sounds like you are doing something right.

MY latest purchase, in an over inflated economy is a commercial building with a lease with Waste Management. Yes a trash company, the building is 125k and the rent is in negotiations while in escrow. $1,700 a month for 5 years.

Very tuff spot, The dollar is crashing, real estate is over inflated and it's not ideal time to buy ( exception of some areas and residential ), however the banks can't be trusted. Pensions are underfunded. A long list of things to consider in this new economy. Cash flow is number one, As tenants lose jobs and pay cute, hours cut, I decided a utility company is recession proof.
This recession that we have just entered will be 100 times worse than 2008. Few are ready for it. I hope some people can find a way to prepare before the worse part is to come.
