Apartment Renting and Landlords

How many of you have problems with a Landlord or a roommate? How many have questions about leases and what is placed in them? If you are like many people that I meet, you have many things to be curious about when it comes to being a renter.

To quote my brother "There are so many bad Landlords out there!"

Yes, there are BUT my response to him was that renters don't exactly get what Landlords actually endure to do their job. Everyone thinks that they are the only person to call to stress out, freak out, complain or demand of a landlord that day. It is a heck of a way to live renting out places. Plus, the more that you do for people, oddly enough, the more work you are given by the Tenants. My point is that many people think that anything a Landlord does to make them comfortable is just "their job" when in fact a crummy Landlord could consider doing nothing for their Tenants except collecting rent "their job".

I can tell tragic Tenant stories as well as funny ones. I can answer many, many tenant quiries as well as landlord ones. On any given week I will have DIY landlords calling with a question or two.

For example, one of the most common is can I restrict how many people are in an apartment? The answer varies but is similar based on location. In my area of NY you can restrict the number of people based on the square footage of the apartment. In my local it is a little less than 190 square feet per person. Also, tenants, provided there is enough space, can have a significant other in the unit without landlord's permission.

I rent a house out at a very economical price. When the tenants come to me with very minor issues I get pretty upset. Renting a house comes with some responsibility from the person renting as well. However, when the AC just went out I had a brand new unit, plus new furnace installed within 48 hours. (A real issue with the property)

A minor issue I am talking about is a chipped countertop, a dent in the bathroom door crap like that.

I agree, we run into this all of the time where people basically want either constant attention or a servant. With this type of renter I always get nervous since they want things however they see fit for themselves. One family similar to this bought a home and then called to tell me they were 1) moving 2) we should be happy for them 3) that they had been good tenants so they should be able to leave. They proceeded to turn the power off to the house in the middle of the winter. They of course had a lease and in our area the last thing we want is anyone moving mid-winter because it is impossible to fill it up at that time of year. Good people and good tenants are priceless. Slightly off topic, I couldn't care less what color people are, if they are cool, nice, make an effort, etc. they are priceless to me.

Feel free to ask any tenant landlord questions and I will try my best to answer. With many years of experience and resources that I can call on, I am betting that I can come up with some good suggestions. Also, if you want to hear some stories I can certainly have some fun telling them!
