Why do malls kick out all the stores T_T

Eveytime I go to a mall around my area they alway have a store shut down cause they can't pay rent anymore cause the mall managers keep raising it . Some of these are stores I like! I swear there's more stores closed then open and if they open new ones they just eventually close them. This makes malls boring and which makes me not like them anymore
