Selling a property is always daunting and one of the biggest challenges in our lives. Below are a few guidelines for taking photos and writing a description which I hope will help if you decide to sell your property privately (without the services and commission of an Estate Agent).

GUIDELINES FOR PHOTOGRAPHS

The Importance of Your Photographs

Photographs are the heart of your advertisement, therefore, it is vital that they promote your property to it's full potential. With your photographs, you want to highlight your property's strengths, downplay it's weaknesses in order to appeal to the greatest possible range of prospective buyers.

Before Taking Photographs

Tidy Up: Make sure each room is clean and clutter free (remove all unnecessary items). Rooms appear much more spacious with less clutter.
Pick an Angle: Shooting from an angle rather than straight on gives the house dimension and character. Choose the most flattering angle with the best background. Shoot from the corner or doorway of a room to include as much as possible in the image.
Lighting: Use as much natural light as possible to make rooms appear bright and open. If you want the interior to have a warm glow, take the photographs as the sun sets. Choose the time of day that compliments the exterior to photograph different elevations.
Stage your Property: Remember you want to show off the space, not what's in it! Make the rooms look inviting eg beds made with colourful linen, fresh flowers in the kitchen, dinner table set, sun loungers around the pool – all adding to that “ready to move in” feeling.
Room Transformations: If you have a room that only gathers junk, give it a new purpose that will add value to your property. Every room should have a purpose and be easily defined from the photograph.
De-Personalise: Remove any family photographs, religious décor and any memorabilia because buyers want to visualize your house as being their future home.

Ready to take Photographs

Take lots of photographs of each space utilising different angles, heights and lighting conditions. This will give you a good selection to choose from. If you have access to a tripod, please use one, as it can be very difficult to keep the camera stationary. If you don't, try steadying the camera on a surface to take a sharper photograph.

Floor plans can also be added to your image gallery. Research shows that buyers spend on average 35% more time on a listing with a floor plan.

HOUSE DESCRIPTION GUIDELINES

Although a picture can speak a thousand words …. A word can paint 10,000 pictures! A good description is an integral part of your advertisement and is one of the best on-line marketing tools for selling properties. Remember you want to highlight your homes strengths and downplay it's weaknesses to appeal to the greatest possible range of prospective buyers. Good descriptions have been shown to increase sales by engaging customers at the initial stage of the process. The best strategy for your house advertisement is to be direct and to the point.

General Notes

Don't write in Capital Letters: as you are essentially SHOUTING at a potential buyer.
Avoid typing and spelling errors and don't repeat yourself.
Use tantalizing adjectives: words like “beautiful” and “gorgeous” will capture the attention of prospective home buyers.
Do not exceed 250 words: as the most effective advertisements are short and simple.
Be genuine: and use simple, concise language. This will fulfil the most important job of telling the buyer what they want to hear.
Do not undersell: Make a list of all the positive features of your property and try to include as many as possible in your description.
Location: If there is something important, you may wish to describe a little about your community or amenities at the end of the description.
Take a break: Once you have written your description, leave it for at least 24 hours and take a fresh look and edit if required before submission.

Format of Property Description

Title: The name of your property.
Part 1: Summary to communicate essential information about your property eg type of property, number of bedrooms, number of bathrooms, location and views.
Part 2: More details about your property eg size of plot, garden description, pool, outdoor facilities, recent renovations, is there a business opportunity, other interior spaces.
Part 3: Dimensions – List each room with it's dimensions.
Part 4: Any other relevant information – Remember you may also be trying to sell the dream of a new lifestyle as well as your home because your buyer may be from another country. Include details which may not be visible from photographs eg I can watch the sunset from my terrace.
