Atlant Crowdsale - Real Estate Platform

ATLANT is the first decentralized real estate platform, governed by the DAO family built on top of the Ethereum network. It is powered by its core token known as ATL.

This is how ATLANT Platform works

Once a member’s activity is confirmed and the member has been proved to be compliant with KYC/AML policies, the member is then given ATL tokens which serves as membership certificates in the platform. This gives the token owners these rights and privileges:

*  Listing fee charged in ERC20 compliant property tokens, in all properties listed through the ATLANT Platform during their initial property token offerings. The platform lets property owners and developers to tokenize their property by creating customized smart contracts and perform a token distribution to either sell property (partially or completely) or attract financing for its construction. The size of the listing fee is initially set at 7% of the underlying asset and, subsequently, determined by voting of the ATL token holders. After a successful token sale, an agreed part of the property tokens is released out of ATLANT escrow to ATL token holders proportionately, provided such ATL token holders are running an ATLANT node on their computers. There is no passive expectation of income solely from holding ATL tokens.  

* After a transaction with the lessee is finalized, commissions from peer-to-peer rentals are imposed on the lessor. 

* Votes to decide various actions taken with respect to the property: platform listing decision, listing fee approval, law firm choice, management company choice (property tokenization), property for rent approval, rental fee approval. 

* Capacity to work and earn extra income within the scope of the platform as an arbiter for conflict resolution in P2P rentals, moderated through an arbiter rating system. As a result of this work funds withheld from the escrow of the losing party are distributed to the ATL token holder who performed the arbitration. 

* Influence on the platform and freedom to propose, vote on, and aid further developments to improve the efficiency of real estate globally, as well as boost ATLANT’s global adoption and growth. 

All token holders are involved and has the right to vote for any changes or activities within the platform. It is also one of the token holder’s tasks to search for developers or property owners who are open to the idea of selling part of their property assets to raise funds for the construction. After a new property is given an approval for listing in ATLANT, the token holders then vote for the property’s law firm and management company. This property management company is responsible for:

* Setting the initial rent level, collecting rent from tenants and adjusting the rent. They are also responsible for finding and screening tenants, handling security deposits, managing tenant complaints/emergencies, handling leases, move-outs, complying with property safety standards, and dealing with and initiating evictions. 

* Physical management of the property, regular maintenance, and emergency repairs. 

* Operating within the set budget for the building. 

* Keeping thorough records pertaining to the property such as all income and expenses;  inspections, signed leases, maintenance requests, complaints, repairs done, costs of repairs, maintenance costs, rent collection and insurance costs. All of these activities will be logged or recorded on the blockchain. 

* Filing and paying taxes for the property and its rental income.

Every year the ATL token holders will decide if they want to keep the same property management company or not. If more than half of the token holders decided to use a different property management company, a proposal will be drafted and sent out to all token holders for them to select from the list of licensed respected providers.
