My Direct Marketing for Houses is Working

Last year I bought 31 properties. 27 of those were flips and 4 were rentals. This year I have only bought 4 properties! I am way behind my goal to buy 36 flips, although one of those purchases was a 2.1 million dollar commercial property.

I usually buy more than half of my deals from the MLS. However, I have found very few deals this year that were listed.

I sent out a new batch of direct marketing a week or two ago. My direct marketing consists of sending letters to absentee and elderly owners. We sent out about 1,000 letters for each deal we get. I sent out a few thousand letters, but had only received a few marginal leads. I was getting seriously worried.

This week I had three really good leads come in from my direct marketing and another agent sent me a great lead today. Hopefully things are turning around!

great job! I did some driving for dollar this morning and found 20 houses that one really knows about yet - its a great way to get to know different neighborhoods and find properties most other investors aren't even aware of yet

Direct Marketing is a great, but sometimes time consuming, and less effective way of reaching leads. Have you done any experimentation with Facebook Ads? It may seem odd, but there are a lot of the elderly on Facebook, and we have a hunch that many of them aren't being targeted for others ads. This could mean you've got a nice, low competition ad market where you could get a much better ROI!

We do use Facebook as well!
