ScaredyCat Guide to Real Estate - Finding Good Property Management

in scaredycatguide •  7 years ago  (edited)

For those handling real estate, especially rental properties, a decision should be made on whether to self manage a property or hire property management.

When making the decision to use property management, we want to ensure we hire a good firm that provides solid service.

In my latest post on scaredycatguide I discuss how to weed out the pretenders and find good property management.

Let's take a quick look at what's in the post...

The first thing you want to do when hiring property management is to call three firms. You should do this with just about everything, including this.

Think about it - are you going to take the first and only bid for large repair on your property? Then why do it with who is managing your property.

Questions to ask while vetting property managers:

  • What are all their fees?
  • How much do they charge to place a tenant?
  • Is there an additional fee when they need to schedule a maintenance repair?
  • Is there a fee for paying out the rental income to you?
  • Do they charge a fee for posting late notices to tenants?
  • What is the cost if they need to evict a tenant?
  • Is there any kind of annual renewal fee?

Wow!! This post is extremely informative & very helpful! :D @scaredycatguide

Something I've always wanted to do but been so hesitant about... I'd really love to invest in property but been procrastinating now for over a year. I really enjoyed the guide too. It was really informative and helped me with some internal struggles i was having regarding this subject.

Thank you for sharing, certainly a post worth going viral!

If you really are interested in getting into investment properties I have a ton of free info in my blogposts on the regular scaredcatguide website listed in this post. I used to be hesitant too and all my posts are about a process to push past that and make smart buying decisions.

I'm certainly going to keep an eye out and read through your blogs. I appreciate the heads up!
I followed you on here too so I can keep upto date with your stuff from now on too!

Thanks @scaredycatguide - Great stuff!

He's got some good info for sure! Watch out for his podcast appearance to come, that's what I'm looking forward to the most!

Will all of this be in your book?

Actually all of this and more is in the book :-) The e-book and kindle are published, paperback still in the works.

Here is a link to the scaredycat bookstore if you want to see the entire table of contents. http://scaredycatguide.com/book-store/

Very cool, I have purchased lots of ebooks and have only finished one. I shall impatiently wait for this book to publish....Do you have a rough eta?

For the paperback? I'm hoping in a week or so. After the e-book and kindle were published I decided, crap I need to do paperback too. Especially now that I'm gonna be a guest on a real estate podcast next week.....lots of exposure, excited.

Oh gesh, there is a lot going on for you! Sound like you need an assistant, maybe you can them in SBD :)

If I was a whale I would pay an assistant in SBD immediately!

it's very benefit. I upvoted me and supported me. you support dan help me too

I am also a real estate agent by profession

the more you know upfront, the less potential surprises you will get down the road

Great advice. It's amazing how many people enter property deals with almost no due diligence.

Cool article, just upvoted you.
