The Brunner Project | Real Estate Investing Series #2

Hey everyone! This is the second post featuring the Brunner Project. The Brunner Project is one of my real estate projects and is a single family home that I'm remodeling and selling. The goal of the project is to spend about $20,000 to remodel the home in preparation for listing it on the market and hopefully selling it around May of 2018.

The post before this was an introduction to the project. That post talked about the specifics of the remodel and I got a lot of great feedback from a lot of you about how to make the future posts better.

So, going off of the feedback from the last post, this post will feature more images alongside the specific details of the remodel project. Many of you are curious about the specific costs associated with the different aspects of the remodel, I'm working on writing down all those numbers and will share them in the next post.

The post after that will probably talk about working with contractors and answer some commonly asked questions. Stay tuned and please keep providing your amazing feedback! Thank you!

Family Room

This is the family room. Right now it's serving as our unofficial dump for all the old appliances 😊. This room isn't changing much, we're just going to do a re-paint and replace the hardwood floors.

    Hey there!.. love love your post. I like remodel projects too!!!.. I would love to see Before-After pictures for each room. Cool!

    Very organized post @khaleelkazi, first time i stumbled in one of your posts on the hot section, i'm 1 week old, why are you selling it back, you could rent it and make a passive return from it, and if you have kids you can leave the house to them so they get that passive return too, it's a win win situation... but hey that's just my idea, some people don't like to be landlords, too much trouble involved...

    Hey @teutonium! I'm glad that you found me and look forward to hearing more from you in the future!

    My business in real estate is to find houses/land that are ripe for renovation or new construction. I then buy that house/land and then renovate/build as quickly as I can and then sell the project. The reason why I don't rent out is because it ties up a lot of capital and it causes a lot of headaches to be a landlord for that many people. To be honest, there's more money to be made in quick flips like this project versus tying up large sums of capital with the goal of collecting rent. Being a landlord is a lot of work for a little reward.

    With the way I do it, I'm able to work on multiple homes at once (usually 2-3 at a time) and then within 3-6 months I can flip the project and make 15% or more. I then use a portion of my earnings from each project and build out other sources of passive income like dividend growth investing, crypto, etc.

    Yup, now that you told me about the whole picture i understand, what you are doing is definitively the best.

    I'd love to see some videos, pictures can only give you so much. What made you decide to renovate? Was this planned for awhile or was it spur of the moment? Are you set on selling it?

    Right on it is like STEEMIT's version of all those house flipping shows. I can't wait to see how it turns out. More importantly, the lessons you learn and advice you can give us who might like to do the same thing.

    Like Crypto Trading, did you set a goal on what profit you want to make in the end?

    My goal is to make these posts almost like what you describe! I hope it continues to improve and gets even better than those shows!! Thanks for your kind words!

    For a remodel, I typically set a minimum target of at least 15% profit on the money that's invested into the project.

    I got a better understanding now. You will do some repairs throughout the house not minor remodeling. If I were to buy a house in that area I would look at two things. First the basement and then the roof. This can tell me a lot about the condition of the house and if I will be spending big money in the future. A few changes in the fixtures and floors will look and feel nice but before buying I think the structure is the first thing to check out.

    I'm burning to see the condition of the roof, gutters and foundation.

    Great Post! I like the way you organize each area of the house… so that you can

    keep track of the upgrades being done. I have a question about contractors and permits.
    Is there any question to ask in particular without sounding to crooked that you
    can ask the contractor in regards to speed of obtaining the correct permits? Sometimes
    I hear it’s who you know, not what you do, that can get you the permit to build
    quicker. Is this true, or am I overthinking this issue?

    Would love to see before and afters and probably the eventual sale of the unit. That'll be fun to read and celebrate together with you on the success of the project.

    Question I have would be, difficulties you have faced in the process and also things you would've done differently. That'll really help me and others in our future real estate endeavour as well :)

    In Seoul all the houses are made from concrete so remodeling is really hard work but the workers are good and the labor is still cheap. We had people come to our house to put up panel and they did a great job. It's not the same in Chicago where my grandpa is. There he spends a lot of money on repairs and remodeling and the workers never do what he wants. In the end they end up with a compromise. My uncle is real big on real estate in Chicago. I will send you his link on discord later. He knows what he is doing.

    Oh and I want to share a home improvement project video. I don't own the video but I like it a lot so I will put the link here:

    I really want to see the step by step jobs that will be done to bring the house to desired structure. I can see there are so much to be done from the pictures of every sessions sessions of the house. I know at completion one may not recognize this figure again, so I will love to see pictures and descriptions of jobs done.

    Do not you have more than two bathrooms on the 2nd floor? Also I could not see the bedroom!
