Tips on Pre-Qualifying For A Home Loan

This is a quick video on discussing the best ways to get Pre-approved for a home loan. Each and every state is different in there regulations for determining your qualification for a mortgage loan. I highly suggest speaking with a lender that's knowledgeable in your area.

General paperwork needed:

  1. Tax returns:
    Lenders usually request at least 2 years of tax returns

  2. Pay stubs, W-2 or any other proof of income:
    In most cases lenders would like to see at least one month of pay stubs. if you're self-employed or receiving child support you will need to provide a form called 1099.

  3. Bank statements or any other assets:
    When working on a client's file do figure out the correct income to debt ratio, the lender will ask for at least two months of bank statements,Investment assets, insurance such as life insurance. the lender usually request these documents so they can do a complete and full background check on your finances the verify your credit worthiness.

  4. Your credit history:
    Your lender will need to run your credit report with your written permission of course. It is my understanding as of this post October 18th 2018. Your credit score should not be below 680 and if you are a veteran, it should not be 620. As I said before always check with your lender they get the most accurate information at the time in which you're looking to obtain a mortgage.

  5. Photo ID:
    You should know this should not be a big surprise. lol You will need to provide a photo ID such as a driver's license, passport and in some cases maybe even a copy of your Social Security card. In today's identity theft crazy world this is just to prove you are who you say you are.

Bottom Line:
Qualifying for a home loan is not as easy as it was Pre-foreclosure days nowadays the lender needs much more documentation to validate your credit worthiness in obtaining a mortgage. If you work closely with your lender and provide your lender with the correct documentation your lender will work as hard as they can to give you the best loan possible. Once that process has been completed, you will be pre-qualified. With that information your agent can start working on finding you your dream home. Good luck!
