Should you wait to sell your house until after the Holidays?

I sell a lot of houses that are mine and that are our clients as well since I own a real estate brokerage. I just had a house flip we have been working on become ready to sell right before Thanksgiving.

I really wanted to list this house as soon as possible because it has taken much longer to fix it than it should have. The house was ready to list on Tuesday or Wednesday right before Thanksgiving. We decided to wait. It was tough but I do not want to list a house right before a Holiday. There are some buyers who want to look at houses during the Holidays, but most do not and most agents are not working. The agents are the ones who will sell your house for you.

I posted this same question on the InvestFourMore Instagram (https://www.instagram.com/investfourmore/) and Facebook page (https://www.facebook.com/InvestFourMore) and a few people listed houses right before the Holidays and had almost no activity. That is what we have found as well whenever we list right before a Holiday. It also happens when we list on a Friday afternoon or evening. We want to list the house when the most people and agents are actively looking.

Some people also want to wait to list a house until the Spring when there are more buyers. I am not a fan of this. For one thing we have up to 20 flips going at once. I have to sell them quickly to keep buying new properties. I cannot do that if I am sitting on houses for months. I also do not know if a house will sell for more in the Spring than the winter. The market could change and there will be a lot more competition from other sellers who are waiting for the spring as well.
