How to Ensure Your Vacation Rental Is Top of the List for TravelerssteemCreated with Sketch.

The vacation rental space is becoming more competitive every year. Even business travelers are showing increasing interest in vacation rental lodgings over hotels.

As competition and interest grow, it is critical to ensure your vacation rental listings are catching travelers interest first. At BookingTeam.com, our platform and team of booking professionals help rental property managers optimize their listings. To get more guest interest and booking conversions, remember these four essentials.

1. Show off your properties with high-quality photos--lots of them.
Humans are visual creatures. The first thing that people will notice about your listings, besides perhaps the Headline, are the photos. Professional-level photos should be well lit with a clear resolution. Including several top notch images of your property will help to draw traveler attention to your listing right away. In fact, a recent TripAdvisor study found that listings with seven photos get 53% more interest than those with the minimum of four. When the number increased to 10 photos, listings received 81% more interest.

2. Encourage reviews.
Photos are important. They’ll catch travelers’ attention, but it is in the listing description and guest reviews that they will ultimately make their decision. People heavily rely on word of mouth to make any purchasing decision. In the rental world, word of mouth usually means online reviews, so it is important to have a lot of positive reviews.

Not only do reviews shape how potential guests view your property, it affects your ranking on popular rental sites. Most sites including Airbnb, HomeAway and many others consider rating as a primary factor in search ranking. To boost your ratings and ranking on popular sites, encourage every guest to give feedback and leave a review.

3. Identify your ideal travelers and personalize experiences.
Don’t try to be everything to everyone. Doing so will likely hurt your booking conversion rather than help. Plus, a percentage of the guests will never be completely satisfied, because it won’t be the right lodging for them. To attract the right travelers, you first need to know who they are and what they want from a lodging.

Is it a family with small children? College kids? Sophisticated socialites? Busy business travelers? International travelers? A guest may fit several categories, but the key is to have a clear sense of the type of guest you want to attract. When creating listings and marketing, think like a potential guest. This will help your listings stand out and generate more bookings.

4. Respond fast and update often.
If you want to attract more travelers, you have to be on top of everything. A guest wants to feel assured that a host is organized and professional. They don’t want to worry about their travel plans being impacted because a host is unreliable or unreachable.

There are a few ways to demonstrate to a potential guest that you are dependable. One is to have a proven track record with reviews. Another way is to make sure that you respond to inquiries quickly. Also, keep all your listing information and most importantly, your calendar up-to-date.

Including at least 7 to 10 high-quality photos can significantly increase traveler interest. However, keep in mind that people have shorter attention spans than goldfish, so you also need well-crafted listing descriptions, profile and review ratings to keep them seriously interested.

It may seem too overwhelming or unrealistic to monitor and respond to all your vacation rental listings, but luckily you don’t have to. Thanks to automation as well as management platforms like BookingTeam.com, you have booking tools and around-the-clock experts at your disposal.

Rental industry is changing dynamically and it's hard to keep up for the most people. So I really appreciate your project and I'm sure it will be HUGE soon. People can achieve much more in their business thanks to you. It gives them real profit. Great job @bookingteam.com! Upvoted of course :)

Thanks for the nice words and your support @websensei!

Excellent post @bookingteam.com I liked the narrative, great images, excellent recommendations, good job, I follow you, we must support ourselves as a community, I would appreciate it if you give me a look at my last post and give me your opinion, greetings and success in everything!

Thanks @hectorjoachim. We hope it will be useful to you!

It's interesting (to me anyway) that IF there are 7 photos in a Listing, it'll get 53% more interest than other types.

My brother has a Travel-related store, so I do have interest in this. Certainly, I agree that reviews play a Huge role.

QUES: Does your site encourage people to leave video reviews? Just curious. Even a short clip might be quite useful to readers.

Thank u for sharing your hard-won knowledge.

We do our best to pass on our knowledge this way improving the sharing economy as a whole and now even the information sharing economy on steemit :) Our platform does not encourage video reviews yet, it is a GREAT idea but most booking sites do not have the option yet. It is very likely one of the new innovations soon to come to vacation rentals and when it does, we will certainly take action right away. Steem on @janashby :)

I would even put bullet point #4 in pole position, since imho this is the point of the biggest long term impact, especially through word of mouth!

I believe having the best reviews is equally important - although to be fair those two are tied together, since quick responses are definitely a positive and often reflected on a nice review.

I think many hosts don't follow the third essentials. They do only for honeymoon packages that too at extra cost. But usually, they don't customize for different customers like students, old couples etc.

This is need to develop.

Very good info, upped. You guys provide constructive informations with regard to vacation and thus a very good adress for vacation.

All great advice. I managed a few of these back in the day and the first look online and when they arrive is everything!

Woow very interesting, this paper is very useful for those who have travel companies, airlines, or even very useful for people who work in the center of community service or field promotion of a product or service. This is a basic way we should be able to master and will make it easier for us to interact with clients.

Thanks for sharing this information with us.
its so helpful to everyone @bookingteam.com

Very interesting post, thanks.

A brilliant idea in attracting tourists, to get an idea like that takes more knowledge and not everyone wants to share their knowledge to others for free. Thank you very much @bookingteam.com for your learning

Thanks for sharing!

Can you list vacation spots on TripAdvisor that happens to be only on AirBnB?

It is mind boggling the amount of listings that are available, even from a consumer point of view. Hopefully your tips will help people stand out!

Good post and useful for travelers ..

I new in steemit i like your post

Good and Interesting post. Thanks for sharing!

This is a really nice post!

Absolutely agree that it's essential to encourage reviews - positive reviews are indeed the key to success. Do you have any strategies or tips for this? My friend has a newly-rehabbed bus (turned into an apartment) that he just started renting out. After one of the first people stayed, he sent the former guest a polite message asking for a review, and he ended up complaining about some very minor points and only gave it a couple of stars...

I suppose review strategies could even be a brand new post on its own :)

Excellent advice and steep.

Place where the tour is very busy visited when the holiday time arrived. Indeed there are many sights that could be a reference for your vacation or a holiday with your family, friends, or a loyal friend your girlfriend, or you are planning a vacation with colleagues, vacation For school children who enter the holiday. I myself like a place like mountains for a vacation, it's incredible in my opinion because in addition to the beautiful scenery is also healthy because the air there is not polluted. @bookingteam.com

Great idea. I run a villa rental site and also an online travel agency, both with focus in Mexico though so the service may not be for us?

Very interesting, informative and enjoyable post. Thank you.

I agree with you. Why are these travel ads populating the travel category these days. Given that the steemit population can barely even afford the luxury travel dream. The budget travelers don't make it to the trending pages of the travel category.

I'd have to respectfully disagree @diabolika @riskdebonair - While @bookingteam.com is clearly promoting their own service, it's not done in a spammy kind of way. The 4 tips they offer here are useful to anyone managing their own vacation rental... and then they add in a couple lines about their own platform - absolutely nothing wrong with that as long as the focus of the post is on general tips and advice in the rental space.

Also, I agree that it would be great for more budget travelers (like myself, hah!) to be "trending", however, the scarcity of budget traveler's posts to be trending has nothing to do with bookingteam.com's success.

PS - I'm not affiliated with them in any way, this is just my honest opinion :)

Ok, but can you take a look @riskdebonair's latest post? Why the agency is posting the same content twice?

They don't post their own work. They are making money off of other people's work. They do not add to the network. They are simply taking.

@riskdebonair with all due respect. We do post our own content, a quick look on our blog would make you realize this is our own content. Also one of the purposes of steemit is helping others and marketing. When big companies come to steem for advertising your steem becomes more valuable. We have been supporting steem since 2016, and we have been supporting the adoption of crypto since years. We believe we have as much benefit to steem and as much right to be here as you or anyone. If you were right about us posting content that's spammy, or not the product of our own knowledge and investigations I'd agree with you. However, this is certainly not the case.

We only intend to be constructive and to help steem and the whole crypto space along and hope we can be friends with anyone that shares that goal with us.

As an example: https://steemit.com/marketing/@bookingteam.com/what-you-need-to-know-in-the-vacation-rental-industry-08-05-2017

This is just copied from other people's work, with same old bookingteam copy pasta.

You have posted more than one post like this, with unoriginal content linking to other people's work. My main concern is whether or not you have gotten permission to use these works for profiting and marketing, and how this would look on the steemit community if we were found to be supporting such content.

Without permission you would be liable to legal action due to copyright laws. If the Steemit community was found to be blatantly supporting and enabling you with breaking copyright we would possibly be in danger of legal action also.
