What is Caviar?
Caviar is the first company to offer digital assets and real estate in a single cryptographic token within reach of the Ethereum lock chain.
Mission.

Emission from Tokens
The Caviar product will issue tokens at a single token sale event, and will invest in a rapid revaluation of crypto-active and crypto-currency assets, enabling investors to capitalize on the high value of the currency in digital currency markets, while at the same time achieving diversification and yield sharing of a less volatile and more common short-term portfolio of financing guaranteed by state-owned real estate.
Vision
Caviar is the successor to Caviar Capital LP, which has been providing financing to property developers for the past five years. With a full guarantee of underlying real estate assets and unlimited personal guarantees from borrowers, Caviar Capital makes short-term loans to purchase, improve and sell single-family and multi-family homes in the northeastern United States.
Caviar aims to capture higher rates of return ("alpha"), while offering a unique opportunity to diversify its portfolio through real estate exposure. At the same time, Caviar gives traditional investors the advantage of obtaining high returns on a diversified digital currency portfolio. Crypto's clients have long sought refuge from volatility in assets such as Tether, Digix, DigiDao and others. However, many of these assets have proven to be unreliable, with undercapitalised reserves, and were still prone to volatility.
Caviar's symbolic approach to real estate and crypto-active assets and currencies lowers operating costs, reduces entry fees for investors and eliminates the "illiquidity barrier" that prevents investors' capital from being closed for years. Caviar has designed a new intelligent predictive model for crypto-active and crypto-currency price prediction for both short-term and long-term forecasting, allowing for greater predictable power and more effective asset allocation. Real Estate Loan Procedure
Caviar has a strict loan process when it issues debts to its borrowers. The selection criteria are the following

CREDIT APPLICATION AND VERIFICATION
Caviar obtains an application for a new project and performs a credit check on the borrower. Caviar uses a patented scoring system called CScore torate each borrower. CScore is assigned based on a number of factors such as experience, Experian Credit Score, personal equity and more, and ranges from 0 to 1000.
Market
Caviar's staff analyzes the internal market, the numbers of properties for sale, past sales behavior, and past sales performance.other factors.
PROPERTY INSPECTION
The Caviar team meets with the borrower to review and revise the property, understand the scope of the work contract, and determine whether the proposed property improvement budget can be approved by one of the parties.
Estimators specialized in caviar. The project can be moved if the expert approves the budget.
Calculation of the ARV value (after rehabilitation)
After examination of the property inspection, the Caviar team determines the ARV based on the projected dessert value of the property. Caviar loans are always
below 75% of the ARV.
Closing
After completing due diligence, and both parties approve the deal, Caviar's team of lawyers carry out the closing and funds for the Purchase and initial purchase of real estate are released.
Improvement
Throughout the rehabilitation, s provide raffles on a pre-agreed schedule. Before the next draw is approved, a Caviar teammate personally goes to the property to examine it.
Based on inspection and observation of the team's progress, the draw is approved or denied.
CAVIAR PLATFORM
With the purchase of more than 150,000 real estate assets8 for improvement and resale in the United States each year, and the ability of investors to earn hundreds of thousands, or even millions of millions of dollars a year, this is a great opportunity that many are interested in accepting as their own entrepreneurial endeavor. There is therefore a need for a community of peers, mentors and service providers to educate, disseminate information on agreements and provide peer-to-peer communication.
