There is an ever present awareness of the barriers that comes with the traditional or local real estate investment program. These problems and barriers as we do know are frustrating to prospective investors who wants to get their hands on real estate assets on a foreign scene. This can be particularly frustrating as it actually comes with the trouble of getting a local entity as a partner, other set laws and requirements and the strict restrictions placed on property the investor is likely to invest in.

The blockchain is currently the biggest market disruptor, which encompasses the use of cryptocurrencies to facilitate and secure anonymous transactions. 1.) Advanced access to all its Assets under Management (AUM) starting with free stays every year in its lst Hospitality Asset.
2.) Token holders of Global REIT Will benefit from their participation in the 'Fund Management Income' this is not gotten from the traditional one.
3.) Token holders of ‘Asset Owning Company' will be paid dividends monthly unlike traditional RElTs .

They see cryptocurrency investors who want to simultaneously invest in real estate and earn regular dividends and also, real estate holders seeking to exit into a liquid market anchored by cryptocurrency as their key targets for participation on the Global REIT platform. Global REIT will acquire assets starting from U.A.E. and rapidly enter properties in jurisdictions worldwide. The first Asset under Management (AUM) will have a Net Asset Value (NAV) of USD 75 million and the total portfolio value of Global REIT is projected to reach USD 10 billion by end of 5 years.

ASSET RETURN
The 1st asset will be secured on an 8% yield locked in for 5 years. The return will be distributed as follows upon token subscription in the form of dividends.

GLOBAL REIT PLATFORM COMPONENTS
The Global REIT platform, aims to issue real estate assets and distribute dividends to all participants and investors. What really enable this are the asset management module, Compliance/Security Module and the transaction Module.

ASSET VERIFICATION OF GRETS TOKEN
For a successful blockchain based REIT to function, proof of asset ownership is a Vital component in the value chain. The architecture of the system is based upon developing a smart contract to establish trust between three key parties; The Investor, the Asset Owner (or broker)and the GlobalRElT Fund Management Company. The investor deposits either Ethereum or Bitcoin into the contract while the asset owner or broker registers their asset With the GIobaIREIT Fund Manager (GRFM).

HOW ITS DONE
The GRFM then proves receipt of the asset in notarized form and the investor can be confident that the contract Will activate only when the validity of the asset has been established through the smart contract. At that stage, the investment currency is passed over to the asset owner and in return an asset backed token. GRET, is issued to the investor. The token implements the ERC-2O protocol and can be traded on all global exchanges listing the coin.

ICO DETAILS
The ICO of Global REIT will offer Dual Utility tokens to its subscribers-

  1. Global REIT Fund Manager Token (GREM) and
  2. Global REIT Asset Token (GRET)

This means that each subscriber will get share in the Fund Management Company (GREM) returns and the Asset Owning Company (GRET) returns besides the utility attached with both the tokens. In the Pre-ICO stage, bonus tokens are offered to subscribers in 4 tranches with the maximum bonus tokens given to those subscribing in the 1st Tranche.

UTILITY OF TOKENS
One major thing is that the token holders of GREM and GRET will get future access to all Assets Under Management (AUM) of Global REIT. Another interesting thing about this is that a token holder with at least 100000 tokens have an option of selling their real estate assets to the Global REIT and further enter the liquid market in crypto domain. And such settlements can be done in any crypto currency conveniently.
