In late September we began structural rebuild on the compromised south wall of the garage on a new rental house my Son bought.
The wall had basically been eaten by termites many years past. There is no evidence they are still there.
This is what it looks like now:
We were able to repair the door, and rehang it. The window was a salvaged one from Craig's list, that we framed in the wall to match. It ended up being about $350 for the material, and we built it from scratch.
Rebuilding the door frame:
Preparation on the door frame allowed us to reuse the existing door that had literally fallen off.
Pulling the door into place:
We left the window out so we could climb in and out to work on the door from both sides.
Finishing up the last of the siding:
And she is weather tite! The last piece is the one we have been looking for, for a month. We still need to add a lockset and striker plate, but it is repaired!!!!
This is what we started with:
The frame with the diagonal bracing we added to lift and stabilize the structure; and wasn't there initially. I wouldn't let him work inside until we pulled it's teeth, structurally speaking!
Here's the framing without that extra support wall:
Here the new wall is supporting the roof, and the door is up off the ground.
The wall is sound, and structurally strong; and will outlast the rest of the garage!
I am so glad it's done, I'm not crazy about carpentry....
Great job!
Hi, I'm back from vacation :-)
I hope you are OK!

Good to hear from you! This repair is finished.
I spent today scraping and painting on my rental house, while the weather holds fair. Tomorrow, I will repair the central heater (making noise) and rebuild a window. Sunday will be carpet repair, and tile floor repair, with a toilet float replacement. Not much repair overall....

It's always slower than it should be, but we're getting it done. Just have to keep working on it.

So when people retire and do nothing, they age earlier!

The frame looks very professional and you can be proud of the result. May it last for many years.

It will, we used trearted wood on the sill plate; on a raised cement stemwall. The siding is cement Hardy board, that can't be insect damaged. She will last!

I don't like redoing a rebuild, so I build so I don't need to do that.
