Risk Vs. Stability - Real Estate Investing Made Simple

If the stock exchange collapses or if Bitcoin goes up or down, I get monthly checks. I’m paid to wait while my property value goes up. That’s the certainty that you need with your investments—you need mailbox money.

Invest in things that provide income:

  1. Hard Assets
  2. Produce income despite stock market changes

Most people start with one unit—it’s a mistake. That’s what I did. It was great until my renters moved out. Then I was negative cash flow. You have to have scale to produce stability. Mass, volume. That means more doors. More units. Warren Buffett does not diversify. He go “all in” with a sure thing.

The more scale you get, the more stability you have. Most people can’t buy scale. That’s what Cardone Capital gets you:

it is SOOOO important to try to be ready for what you believe in. I am not a huge christian, but I am a christian if that makes sense? I remember seeing a powerful poster in my Sunday School classroom, it was set at the time of the rapture and a man and his daughter was walking down a street as everyone was getting "beamed" up into heaven while this man did not. He watched as his daughter got sent to heaven without him.
This poster spoke so many words to me and i'll never forget that. I don't think anybody would want to experience what that man did in the poster.

On a side note, completely off this topic of the rapture.

My sister loved going to church Sundays and even more going to the youth group that took place Thursday nights. She would invite her non-christian friends to come on Thursdays as it was more of a service for the younger crowd with more up to beat music and more of a discussion then a sermon. This one girl started to go every Thursday and Sunday with her, and eventually got saved because of my sister. But eventually that one girl started to bully my sister inside the church and at school which ended up giving her no place to go to feel "safe".

It's sad that those things happen when you do so much for some people. It is even more sad that it's probably happening right now somewhere else in the world.

Personally if I’m going for “mailbox money” I prefer deeds of trust. Why collect checks with landlord liabilities when you can be the bank and have the “owner” pay you interest?... It takes money to be the bank you say...it takes the same amount of money to buy the property as it does to lend against the property. The question is would you rather put money down and pay interest or collect a down and receive interest? Just like in monopoly, the banks always win!

This is so true, everyone that has put all their hopes in bitcoin (or crypto in general) is playing a very risky game. We don't know what the future is going to hold, and we need to be able to know we're going to have some money coming in.

For the record I believe in the future of crypto, but who knows how long it will take before it climbs back. This is good advice.

Overleveraged+recession=capitulation

We're in a unique situation where sometimes onerous laws against building new units and an economic cycle where many homeowners haven't been able to buy a new home since the last bust and are just starting to do so now (at extreme valuations imo) results in renting remains expensive for a variety of reasons. But watch out if people start to move away from key cities, telecommuting becomes more acceptable by employers, and/or a weak job market comes in place. These will all drive people towards more affordable cities and locations and away from some of the higher profit rental areas.

Nothing is guaranteed, there is no such thing as "get rich for sure", you have to time your entry point and there is a reason why large investors pulled back from their single family homes exposure a few years ago (look into how they IPO'd and sold their divisions involved in this) and in recent years investors have pulled back from investing more into real estate, with first time buyers taking up the slack. Right now it's a sucker's market if you're overpaying for property because we're clearly at or past the curve of both rental prices and unit prices in a lot of cities.

And don't even get me started on how much of a ghost town all those running joke deluxe condo units are going to be in a few years' time.

Finding opportunities and the right people gives leverage.

this is a very wonderful piece sir. nothing truly pays than investing in properties. although i'm still a student, i have invested into properties in my country. land in particular; such that over a period of two or more years the capital increases and i get to be paid thrice what i invested. i was discouraged by my friends but here i am today. as time goes, i will keep investing in bigger properties . properties is a good investment. just that people dont see the essence of it. we need to take advantage of this any opportunity which comes our way to avoid regrets at the end. thanks again for this advice.

The reason why real estate business is the deal. Landed properties appreciate not depreciate. I love real estate business because it gives you joy knowing that after an investment is profit.

In my opinion we should not say ohh bitcoin is totaly the right thing, but any way risks are always not abcent
