3 ways to sell better in real estate

Hy there, my name is Vlad, I’m from Romania, and today I want to present you something useful if you’re working in real estate.
Nowadays, real estate can be something untouchable from some of us, but also can be serious money for real achievers.
I’ve been in real estate for two years, and all I learned is that working with people can squeeze you from your energy, but also can be a real boost to know and meet people.
Business is hard, and sometimes you have to exit from your comfort zone and try new things. Experiences are also important, because with every failure and every success you’ll learn something helpful if you know how to use it.
But let talk about ways to make serious money on this field, the real estate.

FOCUS ON PEOPLE MORE THAN FOCUS ON YOURSELF

Yeah, you have to do it, and it’s hard, believe me. Wherever it is about people, everything it is complicated. They can change to 180 degrees every time, and the most important issue is you have to pay attention to this.
When you try to focus on people, listen more than talking, search the weaknesses and give it a shot.
Give them a story, a good one , because stories sells more than you thinking it.
Keep your attitude, make them to believe in you and after that they will see you like someone who can be trust.
In Real estate, when you try to convince a seller that you are the best for selling his property, always give him something which can’t be refused.
Pay attention to emotional impact, sometimes is working perfectly for emotional people attached with their property, but also can be a failure with people who want just business.
People who are not emotional attached by their properties, you have to convince them with time.
For them, time is precious and you have to give them something useful and quickly.
A good marketing, a business plan to sell their property for a good price, and then, believe me, they will pay double.
With emotional ones, as I say in the beginning , story sells, always. For this kind of people, show them you are capable to sell their property with a beautiful story.
Surely will be a lot about this subject, but always focus on people, and you’ll be a guru.

DON'T FOCUS 100% ON BUYERS.

Buyers are liars.
Yes, it is true. Think it about, when you are in a posture of a buyer, you always search for the tips or bargains.
When, as a real estate broker, try to sell a property, always focus on property and not buyer.
What I learned in my experience as a real estate agent, is that focusing on buyer, you will lose money, a lot of it.
All properties can be sold, it doesn’t matter how bad or beautiful they are, how expensive or cheap .
For everything put for sale in this world, it is a buyer. This is what you have to do, search for perfect buyer for your property.
Give them desire, make them see your property that it is the best in the market for the price, or unique, or something that if they leave it, they will lose it.
I remember at the beginning I had a house for selling which was very ugly, literary, and I had no more than 3 possible buyers, but always no one makes an offer.
What I done, it’s simple. I gave the house a new breath. I’ve started with the garden, than with furniture, and new marketing.
An adjustment at the price, with the new breath and new positioning in the market, the buyer had come.
At the beginning, I remember the buyer offers a price below owner expectation, but also I know in that moment, the house was the only one for sale in that area.
We put that in front, we convince the buyer that he will lose the opportunity for having a property in one of the best area in my city.
We gave him a counteroffer, a good one, and then the business was done.
The conclusion, always focus on property than buyer!!

DON'T GO WITH THE FLOCK

You don’t have to reinvent the wheel, but you have to be different, you have to gain competitive advantage in the market, and for this you have to make it special.
What I’ve learned in my past experience is that when you go with the flock you will win like the flock.
You want to be a hustler, then be one. How? It simple, try to discover new ways to promote your products better than others.
Remember, in this field, you are competing with everyone, but the most, with yourself. This is real life.
Use something unique in your promotions, try to be remarked, and believe me, you’ll be.
For example, I had a moment with a few months when my properties were not wanted, or searched from buyers.
What I’ve done, simple, I made a description with advantages and disadvantages when I was promoting them online.
Practically, when I had a phone call from a buyer, he/she knows already what to expect from the property. They consider me honest, and also I gave them the idea that nothing in this world is perfect.
Surely, this is an idea, but I know, also you, that are a lot of new things that you can try it, and no one knows when result will come.
The idea is you have to do something different than the flock and people will notice it. Most of the time, being different the results will be different.
There is a saying “ If you do the same thing everyday, you’ll be insane if you believe the result will be different”.
