Nice summary of why rentals are great. I prefer multi unit properties with at least 4-5 units per property. Generally the more units the more leverage. On buying you need to ensure positive cash flow after all expenses. The more positive the greater the cushion. Properly structured if you buy appropriately you have three things working for you. 1. Positive cash left over monthly after all expenses. 2 The steady pay down on your mortgage monthly so your equity stake constantly rises. 3 A good chance that the property will appreciate over time. Win, win , win.
