FIX AND FLIP
I have an Investor thinking about this one. He does most of the work himself and has an advantage on most other investors that need to hire out to contractors. He also has access to "cheap" money (you'll see I include some info on "hard money" loans for those who need financing to acquire the property. It allows him some more "spread" on deals.
He's running the estimates on repairs and has already agreed on the After Repair value also known as "ARV".
Some Comparable sales also known as "Comps" in order to estimate the after repair resale value
