Easy Peasy -Remodel Your Apartment

Here are some pointers from our experience when we updated and spruced up our apartment to sell.

1. Remember to write out a budget on what you can afford for your materials and labour , before you embark on such a project.
2. Work out the time you will be spending on the apartment from beginning to end. Consider that time is money.
3. Try not to over capitalise on this apartment, because at the end of the day, you still need to make a profit.
4. If you hire a painter, you can ask for references, for the previous work he has done. Make the time to phone the people to hear if they were satisfied with his work or not.
5. Important to find out if the painter or handyman was more present in his job, than absent!
6. Phone around for good prices on paint etc. without compromising too much on quality.
7. If you are replacing old carpets go for a practical colour to accommodate the presence of kids. Middle of the range in price is better than going too cheap and skimping on the quality.
8. Buy rustproof handles for the outside doors. Updating the handles on doors and cupboards will immediately update the new fresh look of the apartment.
9. Neat burglar bars can be a plus when selling. Potential buyers can be very security conscious and need them to be in place, when they are taken round to see the flat.
10. You will need to have a borer and electricity certificate, to say that all is in order. This has to be done and so will have to be budgeted in.
11. A good airy and fresh clean overall look will attract future buyers.

There are plenty of agents that have good track records and others that will take up your time, take photos and you will never hear from them again. Some of course will be a star and put in invaluable work and time for you. See in the the local newspaper the agents who have received awards for the most sales.
